As part of Boise’s initiative to expand downtown housing options, The Afton was envisioned as a model for modern urban living. The project site, located between the Boise River Greenbelt and the city’s cultural core, offered an opportunity to transform an underutilized area into a vibrant mixed-use development. The challenge lay in balancing density and livability, creating a residential space that felt both connected to the city and private for residents.

The project was delivered in two six-story phases, each incorporating integrated structured parking, retail, and residential amenities. The Land Group provided civil engineering, landscape architecture, planning, and surveying services, including condominium platting. Our team coordinated closely with the architect, contractor, and developer to integrate site grading, utilities, and stormwater systems with rooftop and ground-level landscape design.

The Land Group’s design introduced a layered approach to site and landscape planning, combining efficient infrastructure with inviting outdoor spaces. A rooftop common area and courtyard terraces were designed to maximize views of the Boise Foothills and create comfortable gathering areas. Ground-level plazas and green spaces provide a sense of openness and connectivity within the dense urban context.
